Chapter 2 - THE MIDNIGHT SIGNATURE

The taxi dropped me off at the downtown office of Hart & Associates at 9:45 PM. The rain was drumming a furious rhythm against the glass facade, but inside, the lights were burning bright. James Vance, our family attorney for nearly three decades, was waiting at his mahogany desk with a stack of thick legal binders.

He took one look at my damp coat and raised an eyebrow. “Eleanor. You look like a woman who just declared war.”

“I am, James,” I said, sinking into the leather armchair opposite him. “And I want it executed tonight. Not tomorrow. Tonight.”

James adjusted his spectacles and flipped open the primary deed. “As sole trustee of the Hart Family Trust, you possess the unilateral right to invoke the emergency liquidation clause under Article 9, Paragraph B. Especially given that the primary residents breached the occupancy guidelines by unauthorized subletting and financial malfeasance.”

“They didn’t just breach guidelines,” I murmured, unbuttoning my damp jacket. “They abandoned the legal guardian of the trust on a public highway without life-critical medication. Add that to the addendum.”

James’s pen hovered over the paper. A slow, knowing smile crept across his lips. “The cash-buyer pool is primed. Marcus Thorne has been circling that neighborhood for months. He offered full cash value, no contingencies, three days ago.”

“Call him,” I commanded. “Tell him the price is discounted by ten percent if the paperwork is signed, notarized, and filed with the county clerk by 6:00 AM. Cash wired directly to my private account. No escrow delays.”

James stared at me, stunned for a fraction of a second before nodding vigorously. “It’s aggressive, Eleanor. But it is entirely legal. They will wake up to bulldozers and new door locks.”

“Good,” I said, watching the lightning flash across the skyline. “Let them see how fragile I really am.”
