Chapter 1 - THE LEGAL MATRIX AND THE MIDNIGHT AUDIT

The rain continued to lash against Margaret Shaw’s office windows as she slid a thick stack of documents across the polished mahogany desk. Margaret had been my attorney for twenty years; she knew every sacrifice I made, every extra shift I pulled at the hospital, and every dollar that had gone into building Daniel’s future.

“Let’s look at the legal framework, Eleanor,” Margaret said, adjusting her glasses. “The holding company, Veritas Properties LLC, is 100% in your name. While you signed a permissive occupancy agreement allowing Daniel and Vanessa to reside at 427 Elmwood Terrace, there is no formal lease. More importantly, because they are tenants-at-will, you have the absolute legal right to issue a Notice to Quit and demand vacant possession within thirty days. Furthermore, since they are in chronic default on their nominal utility-and-maintenance contributions, we can fast-track the termination proceedings.”

“I don’t want thirty days, Margaret,” I said, my voice steady, cold, and entirely devoid of the warmth I had carried for thirty years. “I want them out by the end of the week. And I want the house listed on the open market immediately. Fully staged. I want strangers walking through their dream home while they are still trying to unpack their wedding gifts.”

Margaret stared at me for a long moment, a slow, appreciative smile touching the corners of her mouth. “It will be done. But prepare yourself, Eleanor. Once that eviction notice hits their doorstep, the social media storm will begin. They will try to play the victim.”

“Let them,” I replied, standing up. “They wanted drama? I’ll give them a masterclass.”
